Property condition surveys


 Many home buyers may rely solely on a mortgage valuation report before committing to purchase what is likely to be the most expensive item they will ever buy. Some of these buyers may not realise that a valuation survey is not prepared for their benefit and typically involves negligible consideration of condition. This can leave buyers open to being hit with significant and unexpected repair costs in due course, many of which could be avoided by having a proper condition survey arranged. The main surveys are as follows:


RICS Home Surveys - Level 2 (HomeBuyer) surveys


This is a standardised form of survey, devised by the RICS, which aims to give you an economical, concise report on any more serious defects or issues which may affect your proposed home. The inspection and report are briefer and less detailed than a building survey, although - unlike the building survey - it does include an opinion of market value as standard. This form of survey tends to be best suited to simple, conventionally built properties which are not old and which appear to have been well looked after.

Building Surveys (RICS Home Surveys - Level 3)


 This is the most comprehensive form of survey, available for both residential and commercial properties of any age or condition. It involves a detailed inspection of the property and the preparation of a comprehensive report on construction and condition, together with advice on remedial works, defects and any shortcomings found.

Specific defect reports


When a particular problem has been identified with your property (existing or proposed), it may be advisable to investigate the matter in a level of detail not covered by the HomeBuyer Report or Building Survey. Commissioning a specific defect report will allow you to understand the complexity and extent of the issue, and give you a clear idea of the options for rectifying it. Issues typically covered by the report include damp, mould and rot, subsidence and roofing defects.
